If you own a vacation rental in Emerald Isle chances are you’ve dealt with the various property management companies in town. While I’d prefer to see you manage your own property and keep the commission you would pay them in your pocket, it is completely understandable that plenty of homeowners are unable to handle this on their own.
This is where you have some decisions to make. I have some tips that may save you some headaches as well as some of that cold, hard, cash. Keep in mind one of my first jobs on the Crystal Coast was in the rental management business. Basically there are several property management companies to choose from. The trick is finding the one that will WORK FOR YOU. This is crucial. While they appear to work for the tenant by the looks of their websites, it is explicitly written that YOU are the principal in the property management contract. It is imperative you keep this in mind when dealing with and negotiating with these property managers. The main Emerald Isle Property management companies are listed below:

They all have their advantages and disadvantages. The key is to find the one that will keep your property rented without taking too much of the rental income.
Remember, they work for you. So when they send you that little packet with the property management contract inside of it, there is room for negotiation. You don’t have to just sign it and return it to them without any attempt of lowering the commission.
Keep in mind they need your rental property in their management portfolio just as bad as you need them to rent it, if not more. I can tell you from first hand experience the last thing any property manager wants to hear is an owner is leaving and going to a competitor. However, that doesn’t mean you can behave like a total jerk. If you do, be ready for your property to be booked last, and you could even be “fired”. Emerald Isle is a small area with a handful of good managers. If you’re too much of a pain to deal with, word will get around and you’ll be begging reluctant property management companies to list your rental with them. So there is a fine line here. Get what’s best for you, but be tactful about it.
